In partnership with the Executive Master Immobilier and BNP Paribas Real Estate, ULI invites you to join your real estate peers on a two day academic study of the challenges of office reconversions into alternative uses such as residential, hotel and others. The programme will take a closer look at the challenges of real estate financing and investment in the context of historic low levels of interest rates. It will look to share best in class knowledge over the discussed topics through classroom based lectures, site visits and case study tours and will be a great opportunity to network with leaders and international peers in the industry.

As the Capital of Europe, Brussels has seen a tremendous growth of its office building stock. In parallel, due to the increasing obsolescence of buildings, the city developed a strong experience in office building conversion, analysed under the following three topics:

10:30 – 11:15      1. Economical, fiscal and legal aspects with Christian Lasserre, FRICS

11:15-11:30         Coffee break

11:30 – 12:30      2. Technical and architectural aspects with Anders Böhlke, Program Manager, Executive Immobilier

12:30 – 14:00      Lunch hosted by BNP Paribas

14:00 – 18:00      3. Site Visits: Building Conversions

  • Project Thon Hotel by Altiplan: An office building transformed into a hotel

Each site visit is led by architects, developers, occupiers related to each project.

09:00 – 10:30      New challenges in Real Estate Investments with Barbara Knoflach (to be confirmed), Global Head of Investment Management, BNP Paribas Real Estate

10:30 – 11:15     Adaptive Reuse drivers, a tool for real estate management with Hilde Remøy, Assistant Professor, Delft University of Technology

Demand driven vs. supply driven: How adaptive reuse can be an example of a successful and sustainable real estate strategy, compared to other options like status quo, renovation or demolition.

11:15 – 11:30      Coffee break

11:30 – 12:30      Defining the adaptive reuse potential: methods, tools and approach
with Hilde Remøy, Assistant Professor, Delft University of Technology

Based on a highest and best use approach and the transformation meter – a tool to analyse the functional and physical potential for adaptive reuse.

12:30 – 14:00      Lunchtime

14:00 – 16:00      Tour of the European District with Graham Edwards, FRICS

The EU District is Brussels’ most emblematic office district, the centre of the European institutions and activities. Visit from the perspective of a Real Estate Investor.
