    The tides of sustainability are ever-changing in commercial real estate. In an era of political strife, economic uncertainty, and shifting investor priorities, understanding the dynamics of global sustainability in commercial real estate is more crucial than ever.

     

    This webinar discusses the results of the Global Sustainability Outlook Report for 2025. In late 2024, the ULI Randall Lewis Center for Sustainability in Real Estate interviewed members of the ULI Americas Sustainable Development Council, ULI Asia Pacific Resilient Cities Council, and ULI Europe Sustainability Council to inform an “outlook” for 2025. Being ULI’s 5th annual Global Sustainability Outlook report, the reports take insights and observations from leading real estate experts to frame the top 5 sustainability outlook highlights for the next year:

    Speakers

    Kara Kokernak

    Senior Director, Randall Lewis Center for Sustainability, Urban Land Institute

    Sixteen years’ experience in sustainability market across non-profit, utility, and private organizations. Leads Decarbonization and Net Zero thought leadership at ULI, specifically focusing on Net Zero Mission Priority “journey to zero” and convenings/campaigns around the real estate value chain for tenants, utilities, and embodied carbon. Kara has managed utility energy efficiency contracts and new construction, existing building, and campus green building projects as well as commercial real estate ESG program strategy and implementation. Kara is also an adjunct professor at American University in the Environmental Studies program where she teaches courses in energy, pollution, and the environment.

    Antonio Marotta

    Regional Director, Catalyst

    Antonio leads the Italian practice at Catalyst. His expertise covers ESG and sustainability of real assets. He specialised in both new developments and existing buildings operating in different sectors ranging from residential, commercial, hospitality, healthcare, educational, logistics and data centres. Antonio holds a PhD in Sustainability from Universidad Politécnica de Madrid and a Master of Science in Building Engineering from Politecnico di Milano. He has published papers on the impact of green buildings on sustainable development and on the forecast of greenhouse gas (GHG) emissions in developed regions. His current activity at Catalyst includes ESG strategy definition and implementation, sustainable finance and regulatory compliance, GHG accounting and emissions management, decarbonisation roadmaps and net-zero pathways, physical and transition risks, and green building certifications. Antonio is a chartered engineer and member of the Sustainability Council at ULI Europe. He is also a LEED AP, a WELL AP, a Fitwel Ambassador, and a WiredScore AP. He has been involved in the certification of the first LEED v4.1 O+M Platinum in Europe and the first WELL Core v2 Platinum in the world. During his career, he has advised both landlords (investment funds, developers, asset managers) and tenants. He has also worked with players of different industries along their value chains providing consultancy services on sustainable supply chain and circular economy.

    Mark Bhasin

    SVP, Basis Investment Group

    Mark K. Bhasin, CFA, FRM, CAIA, FDP, CMT, ERP, PRM, LEED Green Associate, WELL AP is currently Senior Vice-President and Chief Underwriter of Agency Multifamily Finance for Basis Investment Group, LLC, a multi-strategy commercial real estate finance platform based in New York. In his career, Mr. Bhasin has underwritten and closed over $500 million in agency and CMBS loans on multifamily properties throughout the United States. He has worked at Basis since February 2010 and served as its Co-Deputy Chief Underwriter of Agency Multifamily Finance from June 2020 to November 2021. Mr. Bhasin has spent over 20 years in the finance and real estate sectors. Mark has also worked at CWCapital, GMAC Commercial Mortgage, and PaineWebber. At PaineWebber, Mark participated in the firm’s Investment Banking Analyst Training Program. While an undergraduate student at NYU, Mark worked part time for two years at Kidder Peabody & Co. in its CMO/MBS research group. Mark is currently an Adjunct Associate Professor of Finance at New York University’s Stern School of Business where he teaches the Real Estate Primary Markets course in the MBA and undergraduate programs. Mark is also an owner of Delos, which is the founder of the WELL Building Standard (WELL certification), WELL Health-Safety rating, WELL AP credential, and International WELL Building Institute (IWBI). Mr. Bhasin is a former Adjunct Professor of Real Estate Development at Columbia University where he lectured in real estate finance. He is a former Lecturer at SUNY Stony Brook where he taught MBA corporate finance courses. Mr. Bhasin is a graduate of New York University's Stern School of Business where he earned his Bachelor of Science in finance and accounting. While at Stern, he was an Alumni Scholar and member of Beta Alpha Psi. He earned his Master of Science in Real Estate Development from Columbia University where he was also a real estate finance teaching assistant. Mr. Bhasin is a CFA, CAIA, FDP, and CMT charterholder and holds the FRM (Financial Risk Manager), ERP (Energy Risk Professional), and PRM (Professional Risk Manager) risk management designations. He also holds the WELL AP and LEED Green Associate credentials, as well as the Sustainability and Climate Risk (SCR) Certificate from the Global Association of Risk Professionals (GARP), Certificate in ESG Investing from CFA Institute, and Certificate in Climate and Investing (CCI) from CFA Society United Kingdom. Mr. Bhasin is an active member of the Urban Land Institute where he is a current Vice Chair at Large of the Sustainable Development Product Council (SDC) and member of the ULI New York Housing Council. He was a member of the 2018 ULI Health Leaders Fellows. Mr. Bhasin is also an active member of the CFA Institute and CFA Society New York.
