Project Details

“Guter Freund“ (English translation: “Good Friend“) is the largest publicly funded residential area that has ever been privately realised in Northrine- Westphalia. Developed in three construction phases on an approx. 15,500 m² former military site in Aachen, it offers approx. 18,090 m² living space in 248 apartments, of which 183 are publicly funded (more than 70%). The basic rent in these apartments is 5.75 and 6.65 € / m². The remaining apartments are freely financed and correspond to a medium price segment. A kindergarten with approx. 870 m² plus outside area and an elderly day care on approx. 220 m² are integrated. 

The 17 houses built in solid construction are grouped around a spacious and intensively landscaped outdoor area with play equipment and a high quality of stay. All apartments have a balcony or terrace facing the green neighbourhood garden. All rental units have underfloor heating with room temperature controllers. The architecture of the facades is structured by a mixture of light and subtle colours, large windows and attractive balconies. The green courtyard enables absolutely quiet living. 

A well thought out footpath network links the new open spaces with the surroundings. The neighbourhood concept includes a caretaker who lives in the neighbourhood, friendly administration with regular office hours, communal areas and various digital services for the tenants. 250 parking spaces are available to residents, around half of which are in two underground car parks. Construction started in the second quarter of 2016, the last apartments were handed over in the third quarter of 2018. The investment volume was approximately 46 million euros. The district is in the best sense of the word a “good friend” for its residents and the city, because it offers affordable, beautiful apartments in good quality and an attractive location.
