TBC.London is a 110,000 sq ft, deep refurbishment of an existing building immediately adjacent to Tower Bridge. One of the most innovative buildings in London, developers FORE Partnership have focussed on minimising whole life carbon, with embodied carbon clocking in at less than 300 kg/m2 and operational estimated at 36 kWh/m2 (base build GIA). Preserving the embodied carbon in its foundations and structure has saved approximately 4,600 tonnes of carbon compared to a new build. The all-electric building is net zero carbon in operation, with FORE targeting ambitious environmental assessments including EPC A, a NABERS Design for Performance score of 5.0 stars, and BREEAM Outstanding.
The building, designed by Stiff + Trevillion, aims for WELL Platinum, the highest rating under the healthy building certification program. All occupiers have direct access to outdoor space through balconies and a spectacular planted rooftop terrace with river views. With premium cycling and changing facilities accessed via a dedicated entrance, the building has already achieved a Platinum ActiveScore rating. TBC.London has reached practical completion and is more than 60% pre-let to occupiers including Sage, Allfunds and a street food market operator Blend Family.
