The ULI Poland Annual Conference will take place in Warsaw on 9 – 10 April 2025.

Marcin Piatkowski

Professor of Economics , Kozminski University

Prof. Marcin Piatkowski is Professor of Economics at Kozminski University in Warsaw, the highest ranked business school in Central and Eastern Europe, and a Program Leader at the World Bank in New Delhi. Prior to that, he was Chief Economist and Managing Director of PKO BP, the largest bank in Poland, economist in the European Department of the IMF and Advisor to IMF's Executive Director. He also served as Advisor to Poland's Deputy Premier and Minister of Finance. He holds a Ph.D. and habilitation in Economics from Kozminski University and an M.A. in Finance and Banking summa cum laude from the Warsaw School of Economics. He was a visiting scholar at Harvard University, London Business School and the OECD Development Center. He has published extensively on economic development, innovation and competitiveness. He authored a book on “Europe’s Growth Champion: Insights from the Economic Rise of Poland”, Oxford University Press 2018, which has been reviewed by the Financial Times, endorsed by the world’s top economists, and awarded a prize of the “Best Book in Economics” in 2019 by the Polish Academy of Sciences. Signe Kongebro

Global Director, Future Resilient Design, Ramboll

Signe Kongebro is an ex-partner and global design director of the international architecture studio Henning Larsen and had recently move to Ramboll in a broader role to strengthen the work on resilient cities as part of the merger with Ramboll. She will be working cross disciplines: architecture, landscape, water, nature, infrastructure and mobility to secure activation of knowledge for key clients and strategic projects. In 2007, Signe founded Henning Larsen's sustainability department, and to this day, she is one of the driving forces behind the studio’s focus on sustainable construction in the industry. With her extensive knowledge, Signe is pioneering new ways to reduce carbon on an urban scale. Signe leads the design of a wide range of ambitious Henning Larsen projects. These include Fælledby, an all-timber neighborhood in Copenhagen designed to reduce the carbon impact of the development and increase biodiversity in a balance of city and nature; the Downsview Framework Plan set to be the largest transformational urban development project in Toronto, Canada; and Volvo Campus Lundby, an existing industrial campus reconfigured into a vibrant public hub for 16,000+ staff, researchers, and students in Gothenburg, Sweden. One of Signe's more recent projects, Urban Decarb, is a tool that integrates otherwise siloed carbon knowledge of urban components in the early design stages of urban development, ensuring that all stakeholders – from property owners and municipalities to designers, engineers, and even community members – are making informed decisions about the environmental impact of a project. At the forefront of efforts to link innovation and new knowledge to inform design decisions, Signe is a frequent speaker and contributor to the global discourse on cities and decarbonization, in addition to holding positions on several boards and advisory boards.

Andrei Martin

PLP Architecture

Andrei Martin is a partner at PLP Architecture and a founding partner at PLP Labs. Andrei has over 20 years’ experience of residential, commercial, and master planning projects in the UK, China, Europe, USA, and the Middle East. Andrei is a European Living Concepts Product Council member and a senior lecturer at the University of Westminster. He has published, lectured, and exhibited internationally. As a designer, researcher and educator, Andrei is interested in the potential of architecture to transform urban experience and reshape contemporary culture. Andrei’s experience includes a wide range of program types and project scales. He has led the design for The Collective Old Oak, the first large-scale co-living building in world, as well as other numerous alternative residential, mixed-use and mixed-generational hybrid typologies that redefine the architecture of contemporary living and form a strategy for the future of collective urban housing. Andrei is a Romanian/American national living in London. He holds a Bachelor of Architecture degree from the University of Kansas and a Master of Architecture from Harvard University Graduate School of Design.

A Design Principal and registered architect with over 20 years of experience, Lukasz is deeply committed to designing for resilience, enhanced experiences, and optimal performance while prioritizing client value. He has spearheaded transformative projects that have set new industry standards and redefined the concept of 'benchmark' design across the United Kingdom, Europe, the Middle East, and North Africa. Lukasz's dedication extends to championing award-winning projects, where he understands the unique challenges and developments of future-forward endeavours, ensuring smooth project implementation and standout design solutions. Additionally, Lukasz serves as a visiting tutor at the Nottingham University School of Built Environment, actively contributes to BCO CTBUH Strategic Guidelines, and participates in various jury panels, including the World Architectural News, Commercial Office Awards and the LEAF Awards.

Sophie Chick is a Vice President of ESG Programmes at ULI Europe. She runs the C Change and other ESG programmes for the Urban Land Institute (ULI) in Europe. C Change is a programme to mobilise the European real estate industry to decarbonise. We’re a movement empowering everyone to work together for a sustainable future. Prior to joining ULI, Sophie was the head of department for Savills World Research team and the lead researcher on ESG in the Urban Environment. Working across all property sectors, she delivered market leading research on global real estate markets and the international forces that shape them.

Dorota Wysokinska-Kuzdra

Senior Partner, Colliers Poland sp. z o.o.

Dorota joined Colliers in 2018 as Director and Senior Partner, Head of Corporate Finance and Living Services for CEE. She leads a team of real estate professionals with proven experience gained in private equity and investment banking as well as broader living sector. Dorota is responsible for comprehensive financial advisory, including debt financing, mezzanine financing, raising capital and gaining capital partners, and offering support in acquiring companies and entering the stock exchange. Heading living services department, she specializes in advisory, transactions and operations targeting apartments for sale (Built To Sell), flats for rent (Built To Rent) private dormitories (PBSA), co-living, senior living, micro apartments, serviced apartments and other types of housing schemes. Under Dorota’s leadership Colliers was part of all major living and equity transactions in Poland and CEE. Before joining Colliers International, Dorota Wysokinska-Kuzdra spent 11 years as Senior Partner at Griffin Real Estate, where she was responsible for the Group’s management and investments, and for the first mezzanine fund operating in Poland. Recently, she has been involved in the creation of a logistics platform co-managed by Griffin. Earlier, as CEO at Griffin Premium RE, the first REIT fund, she successfully launched the fund on the Warsaw Stock Exchange. She was a member of the team responsible for acquiring shares in Echo Investment SA, one of the biggest transactions on the Polish real estate market, in which she was responsible for due diligence and financing the acquisition. Before joining Griffin, for over 10 years, she held director positions in the HypoVereinsbank / UniCredit Group, and in their subsidiaries, monitoring real estate investment banking and managing real estate. Dorota Wysokinska-Kuzdra has graduated from SGH Warsaw School of Economics, the University of Cologne and the University of Duisburg-Essen. Dorota was chairperson in the Polish branch of the Urban Land Institute (ULI) between 2018-2021 – the international non-profit organisation that supports responsible planning and developing of cities, which functions as a platform of knowledge exchange between experts and participants in the real estate market, both in Poland and abroad. In 2020, in addition to the Polish role, she has been elected to join the Executive Committee of ULI Europe and is now creating ULI CEE HUB. She is a Global Governing Trustee for ULI Global.

Doris Pittlinger

Advisor, Newport/Panattoni Logistics Fund

Doris Pittlingeris a recognized leader in European real estate fund management with over 20 years of experience. She is a member of the Royal Institution of Chartered Surveyors and an active participant in “Leading Ladies in Real Estate” (Lenkerinnen). The long-time Managing Director of Invesco Asset Management Deutschland GmbH and member of the European Executive Committee of Invesco Real Estate brings over 20 years of experience in the real estate sector. As Managing Director of Invesco Asset Management Deutschland GmbH (IAMD), Doris oversaw fund management for 21 mandates, representing €15 billion in assets across various sectors, including office, logistics, retail, residential, and hotels. She managed a Pan-European team of 24 professionals, focusing on investment strategies, ESG integration, and organizational optimization. Additionally, she was part of Invesco’s European Executive Committee and chaired the Steering Committee. Doris holds a degree in Immobilienökonomie (Real Estate Economics) from the European Business School in Munich.

Chief Executive Officer, GreenGen

Bradford H. Dockser is the Chief Executive Officer and Co-Founder of Green Generation. Founded in 2011, GreenGen transforms and decarbonizes the built environment through its visionary end-to-end approach to innovation and solutions that integrate energy, real estate, technology, and capital markets to Operate in the Green. Brad received an A.B. cum laude in Economics and an MBA, both from Harvard University. Brad serves as a Global Governing Trustee of the Urban Land Institute’s (ULI) and is a member of the Global Advisory Board for ULI's Randall Lewis Center for Sustainability in Real Estate. He is also on the ULI Global Exchange Product Council. He previously served as the Chair of ULI’s Redevelopment and Reuse Product Council, and previously founded the ULI Washington’s Sustainability Initiative. He is a member of The Economic Club of Washington DC, US Green Building Council, and International Society of Sustainability Professionals (ISSP). Brad is a mentor for MetaProp (NY), and a CREtech Leadership Board member. He was also Founding Director of the Greater Washington Exploratory Committee, DC’s bid committee for the 2012 Summer Olympic Games.

Whitney Gray

International WELL Building Institute

Standing at the nexus of public health research and the places and spaces where we spend our lives, Whitney Austin Gray has become one of the leading global voices for improving our buildings and communities in ways that help people thrive. As senior vice president at the International WELL Building Institute (IWBI), she leads research that supports best practices in building design and operations, community development and organizational policies that can contribute to improved public health for everyone, everywhere. She led the development of the first case studies focused on the efficacy of the WELL Building Standard, helping to launch more than 100 educational sessions related to WELL in 25+ countries. Her lectures, webcasts, trainings and published works have touched tens of thousands design and health professionals worldwide, building a strong infrastructure of support for those who work to advance better buildings, vibrant communities and stronger organizations. Prior to joining IWBI, Dr. Gray served as the health research and innovation director for Cannon Design, a global healthcare design firm, where she oversaw the company’s primary and secondary research, prototyping and innovation platforms. Before her tenure with Cannon Design, she led building science research at the MedStar Institute for Innovation. She holds dual appointments as an adjunct assistant professor at the Georgetown School of Nursing & Health Studies and the Department of Urban and Regional Planning. She is the co-founder of the National Institutes of Health (NIH) Health in Buildings Roundtable and an Advisory Board member at the Cornell Institute for Healthy Futures and the International Academy of Health and Design. She received her Ph.D. and BA in public health studies from Johns Hopkins Bloomberg School of Public Health. She was the first public health professional to become a LEED Accredited Professional (LEED AP).

Marta Sekulska-Wronska

CEO, WXCA Sp. z o.o.

Architect, President of the Warsaw Branch of the Association of Polish Architects (SARP) (2019-2023), Member of the SARP Competition Judges College, and the Chamber of Architects of the Republic of Poland. She has played a key leadership role in numerous award-winning projects in prestigious competitions, including the Polish Pavilion at Expo 2020 in Dubai and one of the largest museum complexes in Europe at the Warsaw Citadel, housing the Museum of Polish History and the Polish Army Museum. Together with the team, she has been twice nominated for the Mies van der Rohe Award, for the Geological Education Center in Chęciny and the Palmiry Memorial Museum. She specializes in the design and development of complex public and commercial projects in architecture, urban planning, and landscape architecture. In her practice, she combines a deep understanding of natural and social contexts, leading her team in creating projects that serve as integrative platforms for dialogue. She is involved in creating a vision for a new district on the revitalized site of the former Passenger Car Factory (F.S.O. Park), spanning over 60 hectares, as well as the project to reconstruct the western façade of Piłsudski Square, including the Saxon Palace and Brühl Palace. She is also a frequent speaker at architectural events, and business conferences. She holds a degree from the Faculty of Architecture at the Warsaw University of Technology.

Sebastian Kieć

AFI Europe Poland

Sebastian Kieć joined AFI EUROPE Poland in 2007 as CFO then was promoted to COO and in 2010 was nominated as CEO and Poland Country Manager. His main responsibilities are focused on two strategic real estate segments: office properties and residential properties, including newly developed segment of yielding residential properties. Sebastian has over 15 years experience in real estate market. Before joining AFI EUROPE Poland served as CFO in real estate company BSR EUROPE Poland, prior to this in PricewaterhouseCoopers in audit and advisory department and in Coca-Cola in controlling department. Sebastian Kieć is graduated from Cracow University of Economics and is a CPA (ACCA -the Association of Chartered Certified Accountants).

Emil Holmström

Chief Investment Officer, EASTNINE AB

Emil Holmström is the Chief Investment Officer of Eastnine, a growing real estate company headquartered in Stockholm, listed on NASDAQ Stockholm and focused on building a leading prime office landlord in Poland and the Baltics. Over the past ten years, he has been instrumental in the company’s strategy development and led its property acquisitions, most recently in Poland where the company in November 2024 acquired the Warsaw Unit skyscraper from Ghelamco for EUR 280 million. Prior to Eastnine, Emil Holmström worked with private equity investments at East Capital, a Stockholm-based emerging market asset manager. Emil Holmström is a graduate from the Stockholm School of Economics.

Played strategic roles in Capital Park since its formation in 2003, starting as CFO and then as Head of Investment Department since 2006. Within Management Board responsible for areas of strategic business development, M&A, joint ventures and finance areas. Took part in over 100 transactions involving properties all across Poland, secured over €700m in bank financing and raised over €100m in bonds and shares issues on Polish capital market. Anna Chmielewska

Associate Director/Senior Banker, EBRD - European Bank Reconstruction & Development

Anna has over 15 years of finance and banking experience, including extensive expertise in structured finance. Currently Anna is responsible for EBRD activity in Central Europe in the Power, Energy & Utilities business segment. Her responsibilities involve structuring and execution of EBRD's financings including project finance structures, public-private partnerships and privatisations with strong focus on renewables and energy efficiency. Anna joined EBRD in 2006, and since then she has led numerous financing in different sectors (including also natural resources, transport, property) with an gradually increasing specialisation in energy and infrastructure. These transactions included wide range of complex debt, equity as well as syndicated deals. Prior to joining EBRD, Anna worked at Barclays Capital in London. Before that she gained experience at AIB in Dublin, HVB in Munich and National Bank of Poland. Anna holds PhD in Economics from the Warsaw School of Economics, MA in Finance from the Warsaw School of Economics, CEMS Masters in International Management.

The founder of Hynfra and Hynfra Energy Storage. A entrepreneur and strategic advisor, promoter of hydrogen technologies and large-scale renewable energy solutions. He is committed to accelerating market and technological progress towards climate neutrality. Chairman of the Hydrogen Technologies Committee of the Polish Chamber of Commerce, CEO of the Hydrogen Poland Association, member of Hydrogen Europe and European Clean Hydrogen Alliance. He is a member of the board of directors of the Chamber of Commerce for Energy and Environmental Protection (IGEOŚ) and also a member of the Honorary Council of the Hydrogen and Renewable Energy Technologies Center at Wrocław University of Technology. Lecturer at the Rzeszów University of Technology on the subject "Hydrogen technologies".

Tomasz Mrowczyk

Co-Managing Partner, Griffin Capital Partners Sp. z o.o

Tomasz Mrowczyk is a seasoned financial markets expert with over 15 years of professional experience. At Griffin Capital Partners, he is responsible for overseeing all of the company’s non-real estate private equity activities, including energy and infrastructure sector investments. Prior to joining Griffin, Tomasz spent 11 years at PZU Group, where he headed the private equity, venture capital and private credit businesses. He was a member of the Group Investment Committee and chaired the Private Markets Investment Committee. At PZU Group Tomasz originated, structured and executed over 100 transactions with an aggregate value exceeding EUR 5bn across different capital structures. Tomasz began his career at Ernst & Young Corporate Finance in Warsaw, where he was part of the M&A and Valuation team. He holds a degree from the University of Economics in Katowice. Tomasz earned CFA and CAIA charters and is also a graduate of the Executive MBA program at the University of Illinois at Urbana-Champaign and the University of Warsaw.

Maciej Dyjas

Co-Owner & Managing Partner, Griffin Capital Partners Sp. z o.o

Maciej Dyjas is the Co-Owner and Managing Partner of Griffin Capital Partners, along with Nebil Șenman. Maciej Dyjas’ career began in consulting companies affiliated with Hewlett Packard in Germany and US. He then became a co-investor and Partner, and subsequently Managing Partner and CEO at Eastbridge Group, an evergreen investment vehicle, founded and owned by the Bruckner family. Together with his functions at Eastbridge, he held several executive and non-executive board positions in companies controlled by the Group, including posts such as CEO of EMF, listed on the WSE, and CEO of DTH Capital in New York. By the time he departed from Eastbridge Group in 2014, the company held assets of over 3 billion USD in the retail and e-commerce, consumer goods, and real estate sectors in CEE, the EU, and the US. Maciej is a Polish-German national. He obtained a Master’s degree in Mathematics and Computer Science from the University of Warsaw, and subsequently pursued studies in business and psychology of management and communication in Stuttgart and Frankfurt.

Piotr Beaupré

CEO, Neo Energy Group

Since 2004, he has been involved in the development of investments in green energy. Currently, as the CEO of Neo Energy Group, he focuses on developing renewable energy projects, building a strong portfolio of photovoltaic and wind farms, and investing in biogas plants as well as energy storage projects across Poland. The activities of the NEG Group, under his leadership, contribute to the country’s responsible energy transition and the reduction of methane and CO2 emissions. He is a manager with over 30 years of experience. His professional journey began in Western Europe in the mid-1980s, where he quickly discovered his calling for entrepreneurship. Upon returning to Poland in 1989, he co-founded the country’s first advertising agency, "Galicja," and later played a key role in establishing Central Europe’s largest call center operator, Call Center Poland. As the founder of EBS SA, together with his partners, he introduced the international dry-cleaning chain 5àsec to the Polish market, along with popular fast-food brands such as Thai Wok. In 2000, he co-founded Cursor S.A., which was later transformed into OEX S.A., revolutionizing the Polish BPO market, securing a leading position, and entering the stock exchange. In 2002, together with the same partners, he established Real Management S.A., a company operating in the commercial, warehouse, and residential real estate sectors. It became the development arm of Neo Investments Holding, where he is one of the managing partners. Privately, he is an art and classic car collector and is passionate about restoring and rebuilding unique historical vehicles. Since the age of 18, his passion has been off-road car rallies. He has participated in over 100 rally events worldwide, particularly in Europe, Africa, America, and Asia. He has competed in the world’s toughest race—the Dakar Rally—four times, successfully finishing three times. He was also a five-time participant in the world’s longest rally, the Silk Way from Moscow to Beijing, completing it four times.

Marcin Petrykowski is CEO and President of the Management Board at Efigence, a leading technology services group owned by Riyad Bank. In parallel, he strategically leads Artegence, a digital media and marketing agency within the group. Prior to this, he was CEO of Atende, a Warsaw-listed technology group, where he led a successful transformation and delivered record performance. With over 20 years of leadership experience in financial services, banking, and technology, Marcin has held senior roles at S&P Global, J.P. Morgan, and Citibank, leading major transformations and growth initiatives across EMEA and CEE. He currently serves on the Supervisory Boards of Monobank (Europe’s largest neobank based in Ukraine) and Gremi Media, a public, leading Polish media platform and publisher of Rzeczpospolita, country’s most opinion-forming media outlet of the past decade. He also chairs the Program Board of the FinTech & InsurTech Digital Congress, Poland’s top financial technology event. Zuzanna Paciorkiewicz is a Partner and Co-Head of Asset Services CEE at Cushman & Wakefield. She is responsible for asset services operations in Poland and supports clients across the Central and Eastern European region. With extensive experience in property management across office, retail, logistics, and hospitality sectors, she oversees business operations with a team of 250 employees. Her role includes strategic client relationship management, quality control, process optimization, and business development, including new investments, tenders, and negotiations. Zuzanna joined Cushman & Wakefield in 2006 as a Property Manager and was promoted to Associate Director in Property Management Business Space in 2010. She has worked with key industry clients such as Logicor, Deka, CA IMMO, DWS, CBRE IM, HIH Real Estate, and Skanska. She is a Member of the Royal Institution of Chartered Surveyors (RICS) and an accredited RICS International Mediator. She also holds a PhD in Economics.

Jack Renteria

Jack Renteria is an international real estate profile with a focus on developing new residential concepts. A first mover in Coliving and Build-To-Rent concepts in Denmark, Jack believes in looking beyond ‘buildings as assets’ to ‘buildings as ‘products’ tailored and developed with the user experience in mind. Having co-created the concept for Kaktus Towers geared towards the Young Professional/Expat Market; and managed the workstreams and delivery for Living By Alfa (multi-family Build-to-Rent), Jack is familiar with leading the regulatory, development, construction and operational aspects of new living concepts. This is further assisted through his active involvement as co-founder and co-chair of the Living Concepts Product Council for the Urban Land Institute (ULI) in Europe, bringing together Investors, Developers and Operators within this exciting new area. Jack is currently Chair of ULI Denmark and a ULI Global Governing Trustee. Jack has previously run his own consulting firm, Generation Global where he advised architecture firms in Canada, Denmark, Finland, and Norway on globalization. He has also been Partner and Director of Business Development for Danish Architecture studio, 3XN, overseeing client relationships across 14 countries. Jack is Canadian/Danish and has been living in Denmark for nearly 15 years.
